Commissioning Process

What is commissioning?

Commissioning is a quality-oriented process in which the requirements for actual performance of a building system are prescribed. In this process, the actual performance of the system is checked against the requirements and other norms at the time of design of a newly-constructed building, or during the normal operation of an existing building. The verification results are recorded, and improvement action is taken if any discrepancy is identified.
Commissioning may be categorized largely into two types: initial commissioning, which is conducted for a newly-constructed building, and retro-commissioning, which is the first commissioning performed for an existing building. Beyond these, continuous commissioning is provided from time to time as part of normal building management.
Alephnet is focused on retro-commissioning and continuous commissioning. We often combine our commissioning services with renewal planning for centralized monitoring and automatic control systems.

 We are a supporting member of the Building Services Commissioning Association (BSCA),
with 1 CxPE-certified specialist and 2 CxTE-registered specialists.


Features and strengths of our commissioning services

- Analysis of BEMS data and detection of faults

- Automatic setting tuning and control-improvement based on analysis results (low-cost energy-saving measures)

→As a builder of SCADA systems, BEMSs, and automatic control systems, we generally perform retro-commissioning at the time of system renewal.

- On-site measuring and data compilation


  • Buildings: Existing institutional-use buildings (schools, hospitals, hotels)
  • Air-conditioning systems: non-thermal storage two-/one-pump type heatl source systems, chilled/hot water storage-type air-conditioning systems,individual air-conditioning system (EHPs, GHPs)

  • The opportunity of renewing the centralized monitoring and automatic control system is approaching.
  • Renewal of heat source equipment is being considered.
  • Implementing energy- and electricity-saving measures is being considered.
  • The building has just been specified as Class II, or the customer has newly been designated as a subject of control under the revised Energy Saving Act.
  • Because the building has been designated as a control subject under the Energy Saving Act, preparation of building management standards and other documents is required.
